It endeavors to provide a flexible and democratic mechanism to permit new development in a manner that reasonably reflects the Town's long-term goals as articulated in the Town of Magrath Municipal Development Plan. The Land Use Bylaw is a key municipal regulation that divides a community into zones and sets rules for what can be built and how land can be used in each zone. It guides growth by controlling building heights, setbacks, densities, parking, signage, and landscaping to ensure orderly development that aligns with the town's long-term vision. This bylaw protects property values, public safety, and neighborhood character while allowing flexibility through permits and variances. ## Where to Find the Land Use Bylaw You can find the most up to date copy of the Land Use Bylaw on ORRSC.com by navigating to the Land Use Bylaw section Alternatively you can access the PDF copy Land Use Bylaw (Current as of September 2025) ## How to Use the Land Use Bylaw **Step 1 - Identify Your Zoning District** Before reviewing the Land Use Bylaw, you will first need to determine the zoning designation that applies to your property. Knowing your zoning district will help you navigate the bylaw and identify which regulations apply. To find your zoning, locate your property on one of the Town's zoning maps and note the land use classification assigned to it. Once you have that designation, you can refer to the corresponding district section in the Land Use Bylaw. Land Use Zoning Map Or, use the ORRSC Public GIS service to find and select your property: 1. Find and click on the property 2. When the details window appears, click the "View Additional Details" link 3. In the pulled up description, locate the section labeled "Land Use District", next to it, your zoning will be listed, such as Residential R1 or Large Lot Residential R3. Click here if the map does not work. **Step 2 - Review the Land Use District Regulations** Once you have identified your property's zoning designation, open the Land Use Bylaw (which can be accessed at ORRSC.com, or Land Use Bylaw (Current as of September 25)) and navigate to Schedule 4: Land Use Districts, Map & District Regulations. Within Schedule 4, locate the section that corresponds to your zoning district, such as Residential-R1, or Large Lot Residential-R3. **Step 3 - Understand the Specific Regulations for Your Zoning District** Once you have located the section in Schedule 4 that corresponds to your property's zoning district, you can review the detailed regulations that apply. This section will provide information on: * Permitted and Discretionary Uses - What types of development are allowed outright and what may require additional approval. * Minimum Lot Dimensions - The smallest lot width and depth permitted. * Maximum Lot Size - Any limits on the overall lot area. * Minimum Yard Setbacks for Buildings - Required distances between buildings and property lines. * Maximum Site Coverage - The percentage of your lot that can be covered by buildings or structures. * Floor Area Regulations - Rules governing the allowable size of buildings in relation to the lot. * Maximum Building Height - Limits on how tall structures can be. * Accessory Building Regulations - Standards for garages, sheds, and other secondary structures. Reviewing all of these elements will help you understand what is permitted on your property and guide any future development plans. **Step 4 - Begin the Development Permit Process** After reviewing your property's zoning and the associated regulations, the next step is to start the development permit process. This permit ensures that your proposed project complies with the Land Use Bylaw and other municipal requirements. You can find the development permit application and instructions on the Town of Magrath's website here.
