# Zoning Bylaw
The City has updated the Zoning Bylaw to improve clarity and reflect new provincial housing legislation.

The Zoning Bylaw regulates how land can be used and developed in Courtenay.
It sets rules for:
* permitted uses
* building height
* density
* lot size
* setbacks
* parking requirements
Before designing your project, confirm that it complies with the current zoning regulations.

## Short-term rentals
On May 7, 2025, Council adopted zoning bylaw amendments to allow short-term rental accommodations in limited situations within the City of Courtenay. For more information, visit the short-term rentals page.
## Applying for a zoning amendment
If your proposal does not comply with the current zoning, you may need to apply for a zoning amendment.
This typically applies when:
* a proposed use is not permitted
* additional density is requested
* significant changes to regulations are required

Once review is complete, staff prepare a report for Council.

* Impose conditions prior to final adoption
The number of Council meetings required depends on the application.
Applicants are encouraged to attend Council meetings.
