MUNICIPAL PLAN AMENDMENT No. 8, 2021
Under the authority of section 16, section 17, and section 18 of the Urban and Rural
Planning Act 2000, the Town Council of West St. Modeste
a)
Adopted the West St. Modeste Municipal Plan Amendment No. 8, 2021 on
the 17th day of December 2021.
b)
Gave notice of the adoption of West St. Modeste Municipal Plan Amendment
No. 8, 2021 by advertisement posted on the 18th day of December 2021 in the
following ways:
(i)
Posted on the Town Facebook account
(ii)
Posted on notice boards at the Town Office and Post Office
c)
Set the 24th day of January 2022 at 3:00 p.m. for receipt of written objections
and other representations for consideration by the Public Hearing
Commissioner.
Under the authority of Section 23 of the Urban and Rural Planning Act 2000, the
Town Council of West St. Modeste approves the West St. Modeste Municipal Plan as
amended.

BACKGROUND
TOWN OF WEST ST. MODESTE
MUNICIPAL PLAN AMENDMENT No. 8, 2021
The Town of West St. Modeste received an application to amend its Municipal Plan to
change the Future Land Use designation of land on the west side of the Trans Labrador
Highway from Conservation to Residential. The proposed amendment is for a site of
approximately 4,700 square metres (0.47 hectares) located in the southern area of the
town.
The proposed amendment site was originally designated Conservation because it included
a small brook running through the area. However, the course of this brook was altered
many years ago with the construction of a new road that provided access a nearby
residential development area. As a result, the brook no longer exists at this location.
PUBLIC CONSULTATION
Public notice of the proposed amendment was posted on November 9 with a deadline of
November 22 at 3:00 pm for comments. The notice was posted on the West St. Modeste
Council Facebook (see attached image) and physically at the Town Office and Post Office.
No comments were received by the deadline.
MUNICIPAL PLAN AMENDMENT No. 8, 2021
The West St. Modeste Future Land Use Map is amended as shown on the following page.
