# Community Improvement Plan
**Bringing Broadway Back to Beautiful**
**Downtown Wawa Community Improvement Financial Incentives**
**CIP Incentive Program Now Open for Applications!**
The Municipality of Wawa is excited to announce that five (5) new financial grants are available for property owners in the Downtown CIP area, mainly located along Broadway Avenue which include;
1. Residential/Office Rehabilitation and Conversion Grant
2. Activation Grant for Vacant Buildings
3. Building Façade and Signage Improvement Grant
4. Planning and Building Permit Fee Grant
5. Tax Increment Equivalent Grant

**CIP FINANCIAL INCENTIVE PROGRAM OVERVIEW**
**How to Apply**
Before completing an Application Form, interested applicants should contact the Economic Development Officer at [email protected] to arrange a pre-consultation meeting.
**Step 1 | Pre-application Consultation and Application** - Schedule a meeting with the EDO to review your proposed project and complete an application form and provide supporting materials.
**Step 2 | Application Review & Evaluation** - The Economic Development and Tourism Advisory Committee will review your application against the CIP vision, goals, and eligibility criteria and make a recommendation to Council for any approved funding.
**Step 3 | Application Approval & Agreement -** If your application is approved, an Agreement will be entered into with the Municipality and work may begin on your project.
**Step 4 | Completion of Works and Payment** - Once approved works have been completed per the Agreement, the Municipality will issue the Financial Incentive Program payment.

**FAQ:**
**Can I apply for more than one grant?**
Yes! Applicants may apply for individual grants or combine multiple grants for a single site or development to no more than $20,000 per property per funding round, subject to the approval of Wawa Municipal Council.
**How is funding allotted for the program?**
Applications are open on a first come, first served basis. Applications are accepted on a continual intake model. Funding is subject to approval and available budget.

BENEFITS OF A DOWNTOWN WAWA COMMUNITY IMPROVEMENT PROGRAM (CIP)
A Community Improvement Plan or CIP is a planning tool
permitted under Section 28 of the Ontario Planning
Act. CIPs also include financial incentives, which are legislated under Section 365.1 of the Municipal Act.
CIP's can provide several benefits for a community, including:
* Stimulation of private sector investment in targeted areas through grants and loans from the municipality;
* Promotions of revitalization and place-making to attract tourism, business investment and economic development opportunities;
* Promotion of brownfield cleanup and redevelopment;
* Enhancement of streetscapes and building facades; and
* Effective use of community infrastructure
COMMUNITY IMPROVEMENT PLAN AREA
The CIP will apply to all private properties located within the boundaries of the Community Improvement Project Area (CIPA).
