CITY OF MEADOW LAKE BYLAW NO. 3/2016 DEVELOPMENT FEES BYLAW A BYLAW OF THE CITY OF MEADOW LAKE TO ESTABLISH FEES FOR DEVELOPMENT PERMITS. WHEREAS pursuant to Section 51 of The Planning and Development Act, 2007, the Council of the City of Meadow Lake desires to establish a schedule of fees for the administration of development permits, discretionary uses, minor variances, and amendments to the official community plan or zoning bylaw. NOW THEREFORE, the Council of the City of Meadow Lake, in the Province of Saskatchewan, in open meeting hereby enacts as follows: 1. The application process for a development permit, discretionary use, minor variance, and amendment to the official community plan or zoning bylaw shall be as established in Zoning Bylaw No. 2/2014. 2. The fees for such permits shall be as set out in Appendix A - Schedule of Fees, which is attached to and forms a part of this bylaw. 3. Where any work requiring a development permit under the Zoning Bylaw is begun without first obtaining a permit, the permit fees listed in Appendix A will be doubled. 4. This bylaw shall come into force upon the date of passage. Introduced and read a first time this 11th day of January, 2016. Read a second time this 8th day of February, 2016. Read a third time and adopted this 8th day of February, 2015. _________________________ _________________________ CITY CLERK MAYOR DEVELOPMENT FEES BYLAW NO. 3/2016 APPENDIX A - SCHEDULE OF FEES 1. Residential Use Developments a) Accessory building under 600 ft2 $0.00 b) Accessory building over 600 ft2 - permitted use $25.00 c) Accessory building over 600 ft2 - discretionary use $100.00 d) Residential Dwelling (per building, up to 6 units) - permitted $30.00 e) Residential Dwelling (per building, up to 6 units) - discretionary $150.00 f) Residential Dwelling, over 6 units $200.00 2. Commercial, Industrial and Institutional Use Developments a) Permitted use $50.00 b) Discretionary use $200.00 3. Minor Variance $50.00 4. Development Appeals Board Application $50.00 5. Bylaw Amendments a) Zoning Bylaw - Text Only $100.00 b) Zoning Bylaw - Map (and Text) $200.00 c) Official Community Plan (Text and/or Map) $300.00 6. In addition to the above, applicants shall pay all advertising costs associated with: a) Bylaw amendments; b) Discretionary use development proposals; c) Special meetings; and d) All other advertising costs required under legislation which are associated with the development. 7. Where a development or subdivision proposal involves a detailed review, a plan or Zoning Bylaw Amendment, a development agreement, a servicing agreement, detailed development conditions, liability insurance, performance bonds, caveats, or legal and professional planning advice, Council may require the applicant to pay all or part of the cost of the additional application review and administration costs, as Council may determine by resolution. Such costs may be addressed and clarified in Council specified documents, including development and servicing agreements.
