## Authority 1. Under the authority of Section 51 of The Planning and Development Act, 2007, The Council of the Town of Rosetown enacts as follows: ## Title 2. This bylaw shall be known and may be cited as "The Development Fee Bylaw" of the Town of Rosetown. ## Purpose 3. The purpose of this bylaw is to establish fees to be charged for application, review, advertising, approval, enforcement, regulation and issuance, as the case may be, of: 2. (a) a development permit; 3. (b) a discretionary use; and 4. (c) an amendment to an official community plan or zoning bylaw. ## Rationale ## Development Permits 4. Administrative staff spends time reviewing development permit applications to ensure they are in compliance with the Zoning bylaw. Applicants are often contacted to clarify details of their application. ## Discretionary Uses 5. Administrative staff must prepare a document to submit to Council regarding a discretionary use application. Administrative staff must also prepare a notice to be placed in the newspaper as part of the public notice requirement of the Zoning bylaw and send the notice to all property owners within a 75 meter radius of the proposed development. ## Amendments to the Official Community Plan or Zoning bylaw 6. Administrative staff must research the proposed amendment to confirm how it impacts the Official Community Plan or Zoning bylaw. Official Community Plan and Zoning bylaw amendments must be advertised in accordance with The Planning and Development Act, 2007. ## Fees ## Development Permits 7. The fee for Administrative staff to process a Development Permit application shall be $100.00, which shall include the boundary location and marking of the property. ## Discretionary Uses 8. The fee for Administrative staff to process a Discretionary Use Permit application shall be $50.00 plus the cost of any postage relating to sending the notice to all property owners within a 75 meter radius of the proposed development. <!-- image --> ## The Town of Rosetown Bylaw No. 861-21 A Bylaw to Establish Development Fees ## Amendments to the Official Community Plan or Zoning bylaw 9. The fee for Administrative staff to process an amendment to the Official Community Plan or Zoning bylaw shall be $75.00 plus: - a) the costs to advertise the amendments in accordance with The Planning and Development Act, 2007 and - b) the costs of any postage relating to sending the notice to all property owners within a 75 meter radius of the properties affected by the proposed amendment, if applicable. 10. Bylaw No. 704-15 is hereby repealed. 11.
