Development Permits are required if you plan to construct a new building, excavate or process materials, add an addition to an existing building, alter an existing use, change how the property is being used, or change the scale to which a property is being used. There are some exemptions listed under the County's Land Use Bylaw in where a proposed development is exempt from requiring a development permit. For more information if your proposed development requires a development permit, please contact Yellowhead County's Planning Department. ## Types of Development Permit Applications ## A Commercial or Industrial Development Permit is required for any commercial or industrial development within Yellowhead County. This includes the development of but not limited to: * Retail or Food Establishments * Service stations * Natural Resource Extraction & Processing * Work Camps * Campgrounds * Rural Event Centres ## A Residential Development Permit is required for any residential development within Yellowhead County. This includes the development of but not limited to: * Residential Dwellings (Manufactured Homes, Single detached Dwellings, Mobile Homes, Modular Homes, Duplexes, Townhouses and Apartments) * Secondary Suites (Internal and External) * Accessory Buildings (Shops, Sheds, Garages) - some exemptions apply * Recreational Cabins * Fences - some exemptions apply ## A development permit is required for any home business use in Yellowhead County. This includes the development of but not limited to: * Home Business Small (vehicle repairs, mobile or off-site services, nail salons, artist studios, ect.) * Home Business Medium (oilfield construction and servicing, trucking companies, portable sawmills, ect.) * Home Business Large (larger and more intense industry-oriented service and supply business) * Rural Business ( small scale business that occurs entirely within a building) ## Development Permits A Development Permit is the written approval from Yellowhead County authorizing development on lands within the municipality. A Development Permit **is different** from a Building Permit. The County's Development Officers will advise applicants on what is required. ## Development permit fees vary depending on the nature of the project. If work has begun prior to the issuance of permits, a penalty will apply, and the fees will be **doubled**. See Fees Bylaw ## Permit processing times vary depending on the volume of applications, type of development, complexity of the project, whether the development is Permitted or Discretionary, referral responses and the location of the property. Typical residential permits for Permitted Uses generally take 2-4 weeks when a complete application is received (all required documents and information are provided upon submission). Typical commercial and industrial applications generally take around 4-6 weeks when a complete application is received (all required documents and information are provided upon submission). If additional information or revisions are required, these timelines may be increased. ## The County reviews the application and, based on the project's nature and size, may approve it immediately. If there are potential off-site impacts to nearby landowners, the County might request their feedback by sending them a notice by mail. Depending on the project's specifics and location, other agencies could be contacted for their review. The County will make a decision once all necessary information and responses have been received ## Development permits in Yellowhead County are valid for 12 months from the date of issue. However, time extensions requested before the permit expires may be granted if construction has not started. ## What is my land use district (zoning)? Once logged in as a guest, search for the subject property by accessing the search tab on the left hand side of the screen and searching by either roll number, legal land description or address. Once the subject property has been located, click on the property and a new window will open that will say Cadastre on the top and within this window it will state the zoning code in blue letters. For further information related to the zoning code, please click on the blue letters and additional information will be displayed that states what uses are permitted and discretionary in the district, setbacks and additional regulations if applicable.
