## Water & Sewer Classes
Non-residential customers are separated into four groups for the purpose of applying water and sewer utility rates. Due to the diversity of zoning, land use contracts and the actual use of properties, the classification of non-residential properties can be on a case by case basis. Where a property has more than one zoning classification the lower utility rate is typically applied. Land Use Contracts take precedence over zoning.
> Check your utility bill for the water and sewer description to know which classification is applied to your property.
* Property zoning and primary actual use are the factors commonly used to determine rate categories.
+ **Residential:** Apply to single family and multi-family properties which are primarily used for housing and are zoned with at least one category beginning with R, M or A and do not have Farm Status as defined by BC Assessment.
+ **Commercial:** Zones beginning with "C" are Commercial zones and are charged Commercial utility rates. Mixed use commercial/residential properties may also be charged commercial utility rates, depending on the primary use.
+ **Institutional:** Zones beginning with "P" are Institutional zones and are charged Institutional utility rates, depending on the primary use.
+ **Industrial:** Zones beginning with "I" are Industrial zones and are charged Industrial utility rates, depending on the primary use.
+ **Agricultural:** Properties with Class 9 Farm Status, as determined by BC Assessment for the current year, are charged agricultural utility rates. Zoning is not a factor in determining this utility rate category.
+ **Mixed Use:** Where a property has more than one zone associated to the property, primary use is a consideration.
* Property information is available online through the Property Information Search.

+ To determine if you have Class 9 Farm status enter your address and click the "Property Address Search" button, then select the "Assessment/Tax/Utility Report" link. Look for Class 9 in the tax levy details.
* Only those properties with Class 9 Farm status will qualify for the City's Agricultural utility rates. Refer to your current Property Assessment Notice from BC Assessment to determine the classification of your property. BC Assessment can be reached toll free at 1-866-valueBC (1-866-825-8322).
