Pay Your Property Tax & Utilities Online
### 2026 Property Tax & Utility Deadline
Property taxes and annual utilities are **due Thursday, July 2, 2026**.
**Important Reminders**
A 10% penalty will be applied to unpaid balances after the due date, including unclaimed Home Owner Grants. Eligible homeowners must claim their Home Owner Grant directly through the Province of British Columbia.
We encourage residents to submit payments several business days in advance when paying through online banking.
**Please note:**The Recreation Cost Sharing Tax now appears as a separate line item on property tax notices but is not a new charge. Dyking fees are paid directly to the Pemberton Valley Dyking District and are not collected by the Village of Pemberton.
#### Haven't Received Your Notice?
Property tax notices were mailed at the end of May. If you have not received your notice, please contact the Finance Department as soon as possible.
Not receiving a notice does not remove the responsibility to pay taxes by the due date.
## Why is there a new Recreation Cost Sharing Tax line on my Property Tax Notice?
**The Recreation Cost Sharing Tax is not a new tax or additional charge.**
Beginning in 2026, funding for recreation services is now collected directly by the Village of Pemberton rather than through the Squamish-Lillooet Regional District (SLRD) tax requisition. As a result, residents now see a separate "Recreation Cost Sharing Tax" line on their Property Tax Notice.
This change is part of the recreation service transition that began in 2019, when the Village entered into an agreement with the SLRD to operate and manage recreation services, with the goal of fully transferring responsibility to the Village.
Effective January 1, 2026, the Village assumed full responsibility for recreation services. Because of this transition:
* the Recreation Cost Sharing Tax now appears as a separate Village tax line; and
* the amount previously collected under the SLRD Regional District line has been reduced accordingly.
## Utilities
**Annual Utilities are now incorporated into your annual tax notice.**
The Village of Pemberton passes bylaws each year to set water and sewer rates. The rates are determined by annual fixed costs for maintenance, administration and operations. Please refer to Water Rates Amendment Bylaw, for the annual water rates schedule.
#### Pemberton Valley Dyking Fees
Dyking fees are not collected by the Village of Pemberton. These fees must be paid directly to the Pemberton Valley Dyking District (PVDD). Paying the Village by mistake can cause delays and may lead to late fees from PVDD.
**Please visit www.pvdd.ca or call 604 894 6632 to find out how to submit payment for dyking taxes.**
## Still Have Questions? Review the Utilities Frequently Asked Questions
#### What do my residential utility fees pay for?
Utility fees cover the cost of operating and maintaining Village water and sewer services.
#### When are residential utility fees due?
Payments are due and payable on the same due date as your property taxes.
#### How do I pay my utility taxes?
You can pay your utility invoice by cash, cheque, or debit card at the Village Office or through the mail slot, by third party with OptionPay or online banking using bill payment at most financial institutions. Select "Pemberton, Village Of (Taxes)" in the Vendor section online. If you need help setting up payments, call the Village Office at 604 894 6135 or contact your financial institution. Remember to write your account number (from your quarterly invoice or your tax folio number for annual utilities) in the memo line if you're paying by cheque.
**Please note: Credit card payments accepted online here.**
**Payments at the bank are only available online under vendor bill payments, in person payments are not accepted at your financial institution.**
#### I'm being charged for a suite, but I don't have one - what should I do?
Please contact the Village Office at 604 894 6135 immediately, to make arrangements for a Statutory Declaration and Inspection. There is no charge for this inspection and once completed, your utilities account will be adjusted.
#### What happens if I pay my utility taxes after the deadline?
Any portion of your utilities still outstanding after midnight on the tax due date will receive a **10% penalty**. All quarterly utilities transfer to property taxes on December 31st as taxes in arrears and are subject to a daily interest rate.
## BC Home Owner Grant
The BC home owner grant is a provincial program that helps reduce the amount of residential property tax you pay. The regular and additional grants are available to Canadian citizens or landed immigrants, who ordinarily reside in British Columbia, occupy their home as their principal residence and meet the eligibility requirements.
The province requires that all eligible homeowners apply for a grant each year. This is to confirm that they still meet the eligibility requirements. When your grant is processed the Village of Pemberton receives the grant amount from the Province.
Make sure you claim your home owner grant before the due date to avoid penalties. Learn more about the home owner grant at www.gov.bc.ca/homeownergrant or by calling 1-888-355-2700.
