# Property Taxes
Property taxes are levied twice a year by an Interim and Final Tax Bill.
* **InterimTax Bill** have been mailed & due March 31, 2026
* **Final Tax Bill** have been mailed & due August 31, 2026
If you have not received your bill by the end of the mailing month, please contact the Tax Branch. Failure to receive a bill does NOT relieve your responsibility to pay property taxes or any penalty charges. A penalty will be added to all unpaid property tax accounts on the first day after the due date.
Tax Rate Calculation
Each year, Council approves the budget needed to support Town Services.
To get the amount of revenues required from property taxes, the Town takes the overall expenditure and subtracts all other sources of revenues such as business taxes, licence fees, user fees and provincial grants. The balance is the amount to be raised through municipal property taxes.

Residential Property taxes are calculated using the assessed value of your property, the municipal tax rate, and the education tax rate set by the Province of Ontario. The formula is:
* assessed value x municipal tax rate = amount of municipal property tax
* assessed value x education tax rate = amount of education property tax
* municipal property tax + education property tax = your property taxes

I disagree with the assessed value of my home. Who do I contact?
The Municipal Assessment Corporation, or MPAC, determines the assessed value for all properties across the province. MPAC is responsible for assessing and classifying more than five million properties in Ontario. The property assessments MPAC provides are what municipalities use to base the property taxes needed to pay for community services.
MPAC analyzes real estate market information from similar types of properties in your area to establish your property's value. Any one of three methods may be used for this analysis:
* The selling price of similar properties;
* The rental income a property generates; and
* The cost to replace the property.
Each method takes the location of a property, the size and quality of any buildings, and features which might add to or take away from a property's value in consideration.
MPAC operates under the authority of the *Municipal Property Assessment Corporation Act*. Every municipality in Ontario is a member of the corporation, which is governed by a board of directors selected by Ontario's Minister of Finance.
If you disagree, or feel that your assessment is not accurate, please contact their office.
If I am on PAP why does my bill state that I have taxes owing?
If you're enrolled in the Tax Pre-Authorized Payment Plan, your tax bills will state "You are currently enrolled in a pre-authorized payment plan" and no further action is required. The bill is for your records only.
