# Building Permits and Inspections
The Town of Gore Bay is committed to supporting responsible development while ensuring that all construction projects meet safety, health, and environmental standards. Whether you're planning a new build, renovation, or addition, our Building Department is here to guide you through the process.
When Do You Need a Permit?
A building permit is required for:
* New residential, commercial, or industrial buildings
* Home additions and major renovations
* Structural changes to existing buildings
* Decks, porches, and garages
* Plumbing installations and modifications
* Demolition of structures
* Some minor projects may not require a permit. If you're unsure, contact us before you start your project.
Inspections & Compliance
Building inspections ensure your project follows the Ontario Building Code and local regulations. Required inspections may include:
* Foundation and footings
* Framing and structural components
* Plumbing, electrical, and HVAC systems
* Final occupancy approval
To book an inspection, contact the Building Department in advance to schedule a visit.
How to Apply for a Permit

* Submit Required Documents - This may include site plans, drawings, and engineering reports.
* Pay the Applicable Fees - Fees vary based on project type and size.

Permit Application Requirements
To apply for a permit, you are required to submit two complete sets of the following:
* A completed application form with date and signature
* Drawings of the proposed structure, including foundation details, structural details, and all elevations
* For steel or engineered structures, include all manufacturer drawings
* A site plan showing the proposed location of the structure, including measurements to all four lot lines, your house/cottage, and any other structures on the property
**Important:**
* Pictures of paperwork arenot accepted - submissions must be in PDF format only
* Please send all required documents together to avoid delays
