## **BUILDING CODES & PERMITS INFORMATION**
The Ontario Building Code is a regulation made under the Building Code Act, which by law, must be enforced by all municipalities. The Code is essentially a set of minimum provisions respecting the safety of buildings with reference to public health, fire protection and structural sufficiency. It's primary purpose is the promotion of public safety through the application of appropriate uniform building standards.
A Building Permit is a licence issued by a municipality, which grants legal permission to being a construction project. Permits are typically required for new building(s), additions, prefabricated structures and alterations to heating, ventilation, air-conditioning (HVAC), plumbing systems and soem renovations.
*It is unlawful to start a building project without having first obtained a Building Permit.*
A Demolition Permit is needed for the removal of all buildings. To have your poperty assessment value reflect this change, a Form 357 needs to be completed and submitted to the Municipal Property Assessment Corporation (MPAC).

\*\*As of April 2022, you can build a shed with a floor area under 161 square feet (10×16, 12×12, 8×20) without a building permit. The shed must meet the following requirements:
* be one storey
* have no plumbing
* not be attached to another structure
* be intended for the use of the main building on the property (typically a house)
Sheds should be located at least 6 feet from houses and garages.
