# Property Taxes
Property taxes are collected by the Municipality each year. The Municipality mails two tax bills annually, in the spring and summer. *Dates may be altered by Council under special circumstances.*
**Interim Tax Bill:**Due the last business day in March
**Final Tax Bill - First Installment:**Due the last business day in June
**Final Tax Bill - Second Installment:**Due the last business day in September
Understand your tax bill
The interim tax bill is 50% of the final tax bill from the previous year and includes Municipal Property Assessment Corporation (MPAC) approved adjustments. The final tax bill issued in June is to be paid in two installments, June and September. Reminder notices are sent in April, July and October, with a final year end reminder issued for any remaining outstanding balance as of December 31, mailed in January of the new year.
Taxes provide the main source of revenue for the Municipality to deliver services such as road maintenance, parks & recreation, garbage collection and much more. Tax bills issued by the Municipality also include upper-tier taxes for the United Counties of Stormont, Dundas and Glengarry; and education taxes of the Province of Ontario, which are distributed to school boards.
To calculate your taxes, take your MPAC assessment and multiple it by the total Municipal tax rate for your assessment/tax class. You can also manage your taxes online by signing into the My Tax Account portal.
#### Notice: Online Baking & In-person Banking Process Changes
The Municipality of South Dundas has changed the process for payments received through the bank (online and at the bank). We are now automatically uploading all property tax and water account payments from all financial institutions.
In processing your property tax payment, the account number was rejected and will require you to update this account information. Please note we were able to make the appropriate change to apply your payment, however if the correction to the account number is not made this could result in your payment being rejected from the bank.
Account error for your Property Tax Account (payee - South Dundas Taxes)
Please delete the incorrect payee from your bill payment list and add a new payee with the correct account number (noted below):
Incorrect Account Number: «Old\_Act\_No»
Correct Account Number: «New\_Acct\_No»
*If you bank with Desjardins, a credit union or CIBC please include an additional four 0's to the end of the correct account number.*
We appreciate your help in making the change as it is imperative that account numbers are set-up correctly to help this process. If you have any questions, please contact me at phone number or email address below.
