# Understand your Tax Bill ## Due Dates Property taxes are billed twice a year. The **interim bill** is based on 50% of the previous year's taxes and is payable in two installments due at the end of March and May. The **final tax bill** is based on the current year's tax rates and reflects the remaining balance after the interim bill has been applied. Payments are due in four installments on the last business day of March, May, August, and October. ## Property Assessment The value of your property, referred to as your assessment or assessed value, is determined by the Municipal Property Assessment Corporation (MPAC), an independent, not-for-profit corporation funded by all Ontario municipalities. Understand your Assessment ## Rates and Charges Property taxes are calculated by multiplying the assessed value of your property, by the tax rates set by the Municipality, the United Counties of Prescott and Russell, and the Province of Ontario for education. ### A separate tax rate is established for each property class by the three levels of taxation that make up your property tax bill. #### Municipal Rate The municipal tax rate is determined based on the total funding required for The Nation Municipality to deliver municipal services and programs. This includes services such as roads, emergency services, recreation facilities, libraries, and other local infrastructure. The rate is calculated using the Municipality's budget and the total assessed value of all properties within the municipality. #### County Rate The United Counties of Prescott and Russell establishes a county tax rate to fund regional services that benefit all municipalities within the Counties. These services include programs such as paramedic services, long-term care, social services, and regional infrastructure. #### Education Rate The education tax rate is set by the Province of Ontario to support the publicly funded education system. All property owners contribute to education funding through their municipal property taxes, even if they do not have children attending school. ##### 2026 Tax Rates | **Tax Class** | Municipal | Counties | Education | Total Tax Rate | | --- | --- | --- | --- | --- | | **Residential** RT, MT, NT | 0.00888423 | 0.00502406 | 0.00153000 | 0.01543829 | | **Residential** RG | 0.00888423 | 0.00502406 | - | 0.01390829 | | **Farm** FT | 0.00222105 | 0.00125602 | 0.00038250 | 0.00385957 | | **Managed Forest** TT | 0.00222105 | 0.00125602 | 0.00038250 | 0.00385957 | | **Commercial** CT, DT, GT, CU, CX | 0.01280217 | 0.00723967 | 0.00880000 | 0.02884184 | | **Commercial** CF | 0.01280217 | 0.00723967 | 0.00980000 | 0.02984184 | | **Commercial** CG | 0.01280217 | 0.00723967 | - | 0.02004184 | | **Industrial** IT, IU, IX | 0.02173876 | 0.01229333 | 0.00880000 | 0.04283209 | | **Industrial** IG | 0.02173876 | 0.01229333 | - | 0.03403209 | | **Industrial** IH, IK | 0.02173876 | 0.01229333 | 0.01250000 | 0.04653209 | | **Industrial Farm** I7, I0 | 0.02173876 | 0.01229333 | 0.00220000 | 0.03623209 | | **Aggregate Extraction** VT | 0.01768897 | 0.01000316 | 0.00511000 | 0.03280213 | | **Pipeline** PT | 0.01257820 | 0.00711301 | 0.00880000 | 0.02849121 | | **Landfill** HF | 0.00888423 | 0.00502406 | 0.00980000 | 0.02370829 | ### Service charges are applied annually on a per-property basis and are included on the property tax bill. #### **Environmental Charge** This amount covers a variety of environmental services including weekly household waste collection, annual large item collection, hazardous waste collection, dog waste bins, and mattress collection, to name a few. This may include charges related to underground drainage, municipal drains, landfill tipping fees, water and sewer construction, or other municipal service charges. ### Supplementary property tax bills may be issued when changes to a property's assessment occur. This may happen if: * The property assessment was not completed when the assessment roll was prepared. * A new building has recently been constructed. * A newly constructed building has become occupied. * A property that was previously not taxable becomes taxable. ### Overdue property tax accounts are subject to a penalty of 1.25% per month. This penalty is applied on the first day of each month and continues until the outstanding balance is paid in full. To avoid penalties and interest charges, payments must be received by the due date. Not receiving a tax bill does not remove your responsibility to make the payment or any late payment penalties. #### Returned Payments A $20 fee will be applied to any payment returned due to insufficient funds. ![](/sites/default/files/styles/16_9/public/2026-03/Mailing-Address-Change-Small.png?itok=aRCJvBX5) /resident-services/applications-licenses-permits/mailing-address-change-request ### Mailing Address Change Request Submit a Mailing Address Change Request to update the mailing address associated with your tax bill for your property or properties. ![](/sites/default/files/styles/16_9/public/2026-03/Payment-Methods-Small.png?itok=6ajiDynB) /resident-services/property-taxes/pay-your-tax-bill ### Pay your Tax Bill Our Online Billing Portal and flexible payment options make it easy to manage and pay your tax bill. ## Tax Certificates Requests for tax certificates can be submitted by email.
